Step 2: Back Rent Calculator
Lived-Up Back Rent Definition:
Owners can only be awarded rent for each day a tenant has occupied the property up to the day the eviction petition is filed. This amount excludes late fees, repair costs, or any other fees owed by the tenant—only the base rent is considered.
Are Owners Entitled to This Money?
Yes, owners are entitled to lived-up back rent, but by law, judges can only consider this specific amount in eviction court—no additional fees or charges are allowed.
Court Date Variation:
The lived-up back rent amount calculated on the day of the court hearing will
differ from the amount calculated at the time of filing, as it continues to accrue until the hearing.
